Quarterly techno-economic reports from the 1st quarter
1997 until the planned date of termination of building in the year 2000,
from execution of the project and appraisal of the investment and
financement process of the fuel terminal “PORTA PETROL” in Świnoujście (Maritime
Basis of Liquid Fuels). The Liquid Fuels Base is situated on the island
Uznam ca 4,7 km away from the shore of the Baltic Sea. The technological
programme of the plant assumes, that the liquid fuels will be delivered
to the base with tankers and stored in 12 underground tanks of capacity
ca 65000 m3, for which 5 independent installations, allowing
simultaneous transhipment of five different kinds of fuels. The
one-shift work it will be possible to handle ca 1 million m3 of fuels
annually. Technological functions of the terminal: discharge of fuels
from ships and barges into the tanks, storing of fuels in the tanks,
shipment of fuels from the tanks onto barges or ships. |

Reports and appraisals for the financing banks
(1998/1999) of he investment process and investment risk of the started
building of housing centre of total area ca 12000 m2, by the housing
cooperative “Reda” Międzyzdroje. The appraisals comprised: legal powers
of the investor and of the property, building documentation, conditions
of the development for the project, design and organisational
assumptions, permits for building, time schedules of the execution,
cycle of execution, material and financial scope of investment
expenditure, financial engagement. The following was prepared:
information on the local market (prices) of properties and apartments
with investigation of supply and demand, possible incomes after
termination of the building, financial analysis, liquidity of the
operations, strategic analysis. |

reports of the course of execution of building of the office house in
the class “B” in Warsaw to be executed in the period 1999-2001. |

- description and appraisal of design assumptions and preparation of the project

- appraisal of preparation of the documentation required for starting investment action (agreements, permits etc.)

- presentation of the contractors and participants in the project.
- material and financial execution in every quarter
- degree of the real progress of the works in project execution for the period of every quarter
- compliance of execution of the works with the material and financial schedule of the project and investment
- appraisal of the cycle of the project execution
- appraisal of the project in the financial and substantive aspect
- appraisal of the economic profitability of the project
- appraisal of the organisation of the building site, quality of the works, supervision etc.
- appraisal and way of choosing contractors and participants in the project
- appraisal of the reasonability of investment of the means in the execution of the project
- appraisal of the trends and forecasting the dealings of the property market and the possibilities of generating revenues from the property in the form of office rooms on the local market.
- final conclusions as the summing up of the investment process, indications the risks of execution, delays, etc. and the degree of the
progress in the material and financial aspect, paying special attention to the progress in the given quarter.
